Reading the cracks
Not all cracks are the same. Thin shrinkage cracks are stable and can be filled and ground flush. Wider cracks that open and close with the seasons need a flexible filler. Cracks with one side higher than the other may point to settling. We check each one and explain what we see.
The floor itself
After grinding off old sealer, paint and the weak top layer, we repair cracks and pits, roll a penetrating primer and apply a pigmented body coat. Many owners add decorative chips. A clear wear layer finishes the floor.
Why bother?
Bare concrete sheds dust, soaks up oil and stains, and looks worn. A coated floor stays clean, brightens the garage and makes it a more usable space for a workshop, a gym or storage.
Dust control
We grind with HEPA vacuums attached to control silica dust. OSHA covers the hazard here.
Can you coat over a crack that moves?
Yes, with a flexible filler. A faint line may show later.
When can I park?
About a week after an epoxy topcoat.
